Well, that's going to be dependent on the installer. And it's also going to be dependent upon the product used, whether you use 0.40” thickness rubber, or you use 0.60” thickness rubber, we typically only use a 0.60” thickness rubber. And you can expect a rubber roof to give you a lifespan of anywhere between 10 and 20 years. A lot of times, conditions vary depending upon where you live. But for the Dayton area, you should be able to easily see 10 to 15 years out of a well-applied rubber roof with 0.60” rubber.
It depends on the application. If you have an extremely low slope roof, then a rubber roof would be more applicable because rubber is 100% water impermeable. If you have a higher-pitched or a higher sloped roof, then shingles are typically the best purchase for that home. Quite often you'll see homes that have different roof slopes. So for instance, maybe on a Florida room on the back of a home, you may see a roofline that has very little to no slope, it's very flat, that's when a rubber roof is best utilized.
Well, there are some obvious things that you can look at regarding that rubber roof that is going to tell you the tail of whether or not it needs to be replaced. So one of them is if there are any seams, where rubber pieces are met together, where those lap seals are starting to crack up and pop up. If they are, that's usually a sign that the rubber roof needs to be replaced, and it's time to get a new one. You can also look at the main parts of the rubber roof and if they are starting to bubble or buckle, and not have that nice flat appearance that they should have, that's a definitive sign that it's time to change that rubber roof to a new one.
The biggest one, in my opinion, is longevity. Once you put a metal roof on a pole barn, it's water impenetrable. And, it's going to be that way for a long time. Whereas shingled roofs on pole barns or any structure for that matter, they're generally going to have a life that's going to be between 15 and 25 years. And out of a metal roof, you can expect 50 years out of a metal roof may be longer.
In our opinion, there's really no better roof than a metal roof for a pole barn. They're very efficient, they last a long time, and they are water impenetrable. A metal roof on a pole barn is definitely the way to go.
The only disadvantage that I can see is possibly the price. The pricing of metal roofing is slightly more expensive than shingles, but it also lasts a lot longer. So it's all in what you want and what your preferences are. And a lot of times it comes into the question of what it actually looks like. A lot of people love the look of a metal roof, and they're willing to pay that price. And they also like the longevity of the metal roof.
